Sleeping 10, the Lake House is the perfect home for getting away with family and friends.
Location
Nestled in the foothills of the Brecon Beacons National Park, the house is reached via winding country lanes and a private tree lined drive. You are surrounded by a mature garden, farmland and woodland. To the north you have views over the lake and to the south the Black Mountains. If you choose to leave the peace of the house, you are five minutes drive from a canoe down the River Wye or a hike up Lord Hereford Knob. Less than four miles from the house is the thriving book town of Hay on Wye, with its independent shops, cafes, galleries, deli, art house cinema and year round events.
Rooms
Hallway
Double height hallway with stone flags and ample storage for muddy boots and coats. Main staircase leading to upper floor.
Cloakroom
Just off the hallway is a downstairs WC.
Office
Small office space with chair and desk for those wanting to check in with work. The house also has broadband internet.
Games Room
The large games room was refurbished in 2017. Contains all you need for a rainy afternoon’s entertainment: table tennis, table football, dressing up box, punchbag etc. Also contains all you need for a sunny afternoon’s entertainment: lawn games, fishing nets, etc.
Kitchen / Dining
Large open plan kitchen and dining area with all the kitchen essentials (Everhot, dishwasher, gas hob, microwave, fridge, freezer, kettle, toaster, good crockery, glassware, iPod dock and DAB radio, etc). The large dining table seats 10 and overlooks the garden and the lake.
Outside
Doors from the kitchen/dining and living room lead out to the stone terrace with locally made garden furniture, a Weber kettle BBQ and beds bursting with rosemary, sage, mint etc.
Utility room
Large tiled utility room with washer / dryer, clothes horse, ironing board, iron, sink etc. The perfect place for four legged friends to stay overnight!
Living room
Three big sofas, a giant beanbag, TV, Freeview, books, boardgames, blankets and a wood burner with unlimited log supply.
Annex Flat
The annex flat is internally connected to the main house, but also has its own external entrance, bathroom, kitchen and living area with TV. Ideal for grandparents, new parents, or just those wanting a little space of their own.
Bedrooms / Bathrooms
The Lake House has five bedrooms (sleeping a total of 10 adults):
1 x ensuite super king with dressing room. There is a private steep staircase to this room from the living room (although it is also accessible via the main staircase in the hall).
1 x king
2 x double rooms (including the double bedroom in the annexe).
1 x twin
1 x single sofa bed in the annexe living room (can fit one unfussy adult or better a child/teen)

The Lake House has four bathrooms:
Downstairs WC and sink.
Master bedroom ensuite with WC, sink, shower/bath.
Family bathroom with WC, sink, separate shower/bath.
Annexe bathroom with WC, sink, shower..
The Lake
The house overlooks a small lake so take a stroll, have a swim or paddle around it in the canoe. The lake is also well stocked for coarse fishing (carp, bream, perch and tench) so bring your fishing rods!
